CASE STUDY – The Listing That Wouldn’t Budge (Until It Suddenly Did)

Let’s talk about 6225 Crane Dr.

This sweet little property sat on the market for four and a half months at $284,000. Four and a half months! Barely anyone walked through the door. If you’ve ever had a listing go quiet like that, you know the dread — every week it sits, buyers start wondering “what’s wrong with it?”

The seller’s gut instinct was to drop the price. Classic move. We get it.

But our team had a different idea.

Here’s what we did instead

We walked the property and pointed out a handful of conditional improvements — not a gut renovation, not a five-figure budget-buster, just smart, targeted fixes that change the way a buyer feels the second they walk in.

The seller said yes. The work got done.

Then our friends at Step by Stage came in and worked their magic, staging the home to show off exactly what those improvements had unlocked.

And then… we raised the price.

We know, we know. Counterintuitive. But we relisted at $297,000 — thirteen thousand dollars more than before.

– The initial and ongoing monthly cost can be significant, depending on the size of home. Selling at a fair market value in a timely manner was our goal, so it was worth it.
– The contract is quite strict about any cancellations/rescheduling/condition of the property on staging day, with penalties that I felt were higher than they should be. We proceeded nonetheless as we felt confident we could operate within those requirements, but be sure to read the contract.
– When budgeting, I would add an extra month to cover the period of being under contract – if something happens and you have to relist, it would be expensive to restage. Fortunately, didn’t happen in our case but something I had to keep in mind.

The team was very professional and result was a beautiful looking home with an accelerated sale at a good price.
